Barb, we know just how you feel about the house.  We've been on the market for most of the time since Fall 2007 without a bite.  Started at $260,000, most recently went down to 246,000 with an addition $6,000 credit toward closing with no luck.  We are ready to start on our third realtor (who can't figure out why it hasn't sold for at least 250,000), and our second stager, who has tried so hard to find something to change he made recommendations without knowing it that put some furniture back where it started!  That's when you know when you're on the market too long, when you spend all day restaging the basement and the kids come home and say it looks like it did in the past.  Now the once new heater, water heater, AC, pool pump and filter and liner, gutters, carpet in the bedrooms and halls are all 2 years older. And we're about to spend another couple of thousands changing a very nice high quality light blue carpet in the sitting room because
apparently pile carpet is out and frieze (really shag) is in, renting a storage area because our closets can't have boxes of storage (or clothes) and we have to get down to the minimum of furniture.  Three more rooms will be painted because they had some light blue coloring in them and blue is apparently a NO-no. It's now beige totally.  So the front door is being painted dark red also. There are so many boxes around and furniture waiting to be moved around or out that Quito can't keep up with the changes and keeps walking into things.  Every so often there is a loud thump which we know is his head and if we give him any pain pills for his arthritic shoulder he walks into more things because of grogginess.
 
Four months before we first went on market the house next door sold as is despite being in barely FAIR (to be kind) condition and desperately in need of painting, carpeting, painting and landscaping at the price we are now approaching.  The rest of us missed the market by months, if not weeks.  Even a buried St. Joseph didn't help and he's been sent back down to the Minors for our next Sales Season.

I don't mean to add to your burden but do you watch HGTV? They really
show you how to get your house to sell on their Design To Sell program.

It sounds like life is dealing you some very bad cards right now. You
have way too much on your plate. I am hoping Molly makes a complete
recovery and that your house sells soon. But if she doesn't, I know two
3-legged dogs that do just great. You have given Molly the best possible
chance. Your love is, I am sure, the most important thing to give her.

A friend sent me this article from the NYT today. Humans just have so
far to go before they can hope to reach the level of dogs. Check out

It seems when it rains it pours.  I will be glad when Molly finishes her
medication because her personality changes when she is on pain
medication.  She gets very nasty with the other dog and normally she is
a sweet dog.  I feel so sorry for her because she will have to be crated

which is in good shape and they want the kitchen floor changed to wood
floors and I have armstrong vinal and it's in good shape.  I know it's a
buyers market and it almost want to give up and take it off the market
but I need to get from under the payments. 
 
Back to Molly she still is not bearing weight on that leg but it's too
soon to be concerned.  I feel so sorry for her becuase that leg has
bothered her for a long time.  Thank You for asking about my baby.
